Why Bulandshahr Is on Buyers’ Radar Now
Bulandshahr is a big district with seven tehsils — Bulandshahr (Sadar), Khurja, Sikandrabad, Shikarpur, Syana, Anupshahr and Debai. It sits right next to Greater Noida and Jewar, so buyers from NCR are now looking at plots in Bulandshahr and land in Bulandshahr as a lower-cost option.
The big reason is the new Jewar–Ganga Link Expressway. This is a 74.5 km, 6-lane expressway built by UPEIDA. It starts from the Yamuna Expressway at Mehndipur Bangar near Jewar and joins the Ganga Expressway near Bahnpur/Bahapur in Syana tehsil. The project was approved with a cost of ₹8,585.51 crore. It passes through Khurja, Sikandrabad, Shikarpur, Bulandshahr Sadar and Syana tehsils. Interchanges are planned in the DPR at NH-34 (around km 30.5), Budhana road (around km 43.4), and the SH-65 Bulandshahr–Syana road (around km 52.1).
Because of this link, areas like Khurja and Sikandrabad will get a direct high-speed connection to Jewar Airport side and western Uttar Pradesh. The completion date has not been announced yet, but buyer interest has already started. You can read the full route and interchange details on our Jewar–Ganga Link Expressway page.

What We Help With
Buying or selling land in Bulandshahr is different from buying a flat in the city. Papers are old, records are spread across tehsil offices, and acquisition news makes people both hopeful and confused. Here is what we do for you:
- Buying and selling agricultural land, residential plots, farmhouse land, and commercial and industrial land.
- Title checks — we help you verify khatauni, khasra, registry and mutation records.
- Checking whether a plot or land falls inside the expressway acquisition width, so you don’t buy land that may be acquired later.
- Site visits — we take you to the actual plot, not just show you photos on a phone.
If you are also looking on the Jewar side, see our pages on property dealers in Jewar and plots near Jewar Airport. For general document checking, read how to verify property in Greater Noida.
Buying Safely Near the Expressway — 5 Practical Checks
- 1. Check khatauni and khasra first. See whose name the land is in today, not whose name the seller claims. Ask for the latest records.
- 2. Confirm the acquisition width. The expressway is fenced with access only at interchanges. Check that your plot is not inside the acquisition width or needed for future interchanges.
- 3. Check mutation (dakhil-kharij). If the seller bought the land but never got mutation done, the registry is still not fully in his name in government records.
- 4. Verify the seller’s registry. Match the khasra number and area on the registry with the actual khatauni. Numbers should match exactly.
- 5. Visit the site yourself. Walk the boundary. Check road access, nearby village, and distance from the planned interchange — not just straight-line distance.

Frequently Asked Questions
Which areas of Bulandshahr do you deal in?
We cover Khurja, Sikandrabad, Shikarpur, Bulandshahr city (Sadar) and Syana, along with Greater Noida, Yamuna Expressway / YEIDA and Jewar.
Will the Jewar–Ganga Link Expressway pass through Bulandshahr?
Yes. The 74.5 km, 6-lane expressway by UPEIDA runs from the Yamuna Expressway at Mehndipur Bangar near Jewar to the Ganga Expressway near Bahnpur/Bahapur in Syana, passing through Khurja, Sikandrabad, Shikarpur, Bulandshahr Sadar and Syana tehsils. The completion date has not been announced yet.
Can you check if land falls in the acquisition area?
Yes. One of our main services is checking whether land falls inside the expressway acquisition width. We also check title papers — khatauni, khasra, registry and mutation — before you commit.
Is Sikandrabad good for investment?
Sikandrabad has a UPSIDC industrial area and will be connected by the new link expressway, so buyers ask us about it often. We can show you available options and help you check the papers before deciding. We do not promise returns — we help you buy safely.
