The Jewar–Ganga Link Expressway (official name: Jewar Airport to Ganga Expressway via Bulandshahr Link Expressway) is a new six-lane, access-controlled greenfield road. It leaves the Yamuna Expressway near Jewar and the Noida International Airport, crosses Bulandshahr district, and joins the Ganga Expressway near Syana. For anyone buying land or a plot near Jewar, Khurja, Sikandrabad, Shikarpur, Bulandshahr or Syana, it is the most important road project of the next few years. This page sums up what is officially known, and what it means for property buyers.

Route: which areas the expressway passes

The DPR lists the villages on the alignment tehsil by tehsil. In short:

Village names are as spelled in the DPR. The final alignment can still shift by small amounts during construction.

Interchanges, toll plazas and amenities (as per the DPR)

An access-controlled expressway can only be entered or exited at interchanges. These are the points that matter for property value:

Approx. km What Connects to
0 Full cloverleaf interchange Yamuna Expressway (Mehndipur Bangar, near the airport / YEIDA zone)
22.9 Main toll plaza 1 —
30.5 Diamond interchange NH-34 (Bulandshahr – Aligarh highway)
36.4 Wayside amenities Expressway users only (near Ghungrawali Banwaripur)
43.4 Diamond interchange Budhana road
52.1 Diamond interchange SH-65, Bulandshahr – Syana road
72.5 Main toll plaza 2 —
74.5 Junction Ganga Expressway (Meerut – Prayagraj)

The DPR also plans ramp toll plazas on each diamond interchange. Positions are from the DPR and the tender papers; exact layouts can change in the final design.

What it means for property buyers

1. Value follows interchanges, not the road

The expressway will be fenced on both sides. A farm or plot that touches the expressway boundary does not get access to it. Land within a few kilometres of an interchange (NH-34, Budhana road, SH-65 Bulandshahr–Syana road, and the Yamuna Expressway end) gains the most, because that is where traffic can actually get on and off.

2. Service roads are narrow and local

The tender papers show a 3.75 m service road on one side in most stretches, staggered from side to side, and wider service roads on both sides only in some sections. They are meant for village traffic, not as a commercial frontage road. Do not pay a “highway frontage” price for land that only touches a service lane.

3. Check that your land is not being acquired

About 120 m of land is being taken for the road itself, plus more at interchanges and toll plazas. Before you pay a token amount near the corridor, check the khasra number against the acquisition / purchase records. Land inside the alignment will go to UPEIDA, and you will deal with compensation, not construction.

4. Jewar and YEIDA benefit first

The road links the Noida International Airport and the YEIDA sectors directly to Bulandshahr and the Ganga Expressway, which runs to Meerut and Prayagraj. YEIDA plots near the airport and around the Yamuna Expressway end gain a second fast corridor. See our plots near Jewar Airport and Yamuna Expressway plots pages.

5. Bulandshahr, Khurja and Syana are early-stage markets

Prices in Khurja, Shikarpur, Bulandshahr and Syana are still far below YEIDA rates. That is the opportunity, but also the risk. Buy only clear-title land with road access that already exists today, and plan to hold for the long term. See property in Bulandshahr.
